How we work
Superior acquisitions at scale sets TJH apart from other single-lot builders. Our land acquisitions team is solely focused on buying the best homesites, in the coolest neighborhoods, at the right price so we can supply you with an extremely marketable inventory of luxury homes to sell.
The exclusive nature of our homesites means we build a limited number of homes each year. They are released one at a time, on a predetermined schedule and 80% go under contract before construction finishes.
Whether you source an off-market homesite for our acquisitions team or represent a buyer in purchasing one of our pre-construction or market homes, we offer competitive commissions and special incentives for agents who excel at selling our new home solutions.
Top performing agents are selected to become TJH Premier Agents. Agents with this status know about new home releases before they happen and enjoy exclusivity over our pre-construction listings before they are publicly released.

What’s included in the price of your homes?
Our listed prices include complete architecture, permits, construction management, interior design, landscape architecture, and closing services. Customizations and upgrades are excluded.
How does financing work?
Buyers have 3 choices for financing their TJH home purchase: 1. All cash with proof of funds, 2. Cash paid at close of escrow for a homesite with construction financing secured for the home construction agreement 3. An all-in-one financing program that includes the homesite purchase and home construction financing with a single closing.
